How the network works

Every PM contributes ratings. Every PM benefits from everyone else's. That is the whole flywheel.

Add your vendors

Import your vendor list by CSV in about 15 minutes, or add them one at a time. Private notes stay visible only to your firm.

Rate what you know

Score each vendor 1 to 5 on reliability, pricing, quality, and responsiveness. Add a comment for the network when you want to.

See the network score

Search any trade in your metro. Ranked vendors show aggregate scores with review counts, so 40 PMs rating one plumber beats one Google review.

Get warned early

When vendors you use start collecting bad ratings from other members, you get an early-warning alert before the callbacks hit you.

Why managers trust the network over Google

Google reviews are written by consumers about a different job than yours. VendorScore ratings come from people who manage hundreds of units.

B2B ratings

Rated by your peers, not homeowners

Every rater is a verified property management professional rating real portfolio work: emergency calls, turn-season volume, invoice behavior. A 4.8 here means something a Google 4.8 never could.

Metro rankings

The right vendor for your market

Rankings break out by trade and metro, because the best plumber in Queens is not the best plumber in Newark. Density-first launch means deep data where you operate.

Early warnings

Know before the callbacks

When multiple members report bad work from a vendor you use, you get alerted. One warning that steers you off a failing vendor pays for the year.

Private notes

Your notes stay yours

Keep private notes per vendor that only your firm sees: rates you negotiated, the tech you ask for by name, the jobs you would never assign them again.

No gaming

Ratings you can trust

Only verified network members rate. One rating per member per vendor. Vendors cannot rate themselves or buy placement. The rules are public and enforced.

Questions

How is this different from Google reviews?

Google reviews are written by consumers about residential jobs. VendorScore ratings come from verified property managers rating portfolio work: reliability on emergency calls, pricing on volume work, quality across hundreds of jobs. Same 1 to 5 scale, completely different signal.

What stops vendors from gaming the ratings?

Only verified network members can rate, one rating per member per vendor, and vendors cannot rate themselves. There is no paid placement in rankings. The anti-gaming rules are published and enforced, because the network is worthless the moment ratings cannot be trusted.

What if my metro has no data yet?

You still get value on day one: your imported vendor list with private notes and your own ratings dashboard. Network access unlocks as your metro fills in, and contribution minimums mean every member adds data. We launch metro by metro precisely so no one pays for an empty map.

Do I have to share my private notes?

No. Private notes are visible only to your firm. You choose what to share: star ratings feed the network score automatically, written comments are shared only when you mark them public.

Can vendors see their scores?

Vendors see their aggregate score and public comments, but never who rated them individually. Vendors cannot dispute ratings into deletion, though they can respond publicly to comments.
